VIS apartments migrated to stratum 5 and 6 neighborhoods but are smaller – Personal Finance – Economy

The Social Interest Housing model, VISaccording to the Ministry of Housing, responds to those that gather elements that ensure their habitability, quality standards in urban, architectural and construction design whose maximum value is one hundred and thirty-five monthly legal minimum wages (135 SMLM).

Initially, these constructions were intended to be carried out in lower-income neighborhoods, but a phenomenon that has been identified is that the projects are migrating to higher income levels.

As ‘Portafolio’ explains, «today it is possible to find apartments of up to 20 square meters with prices of 174 million pesos in traditional sectors of northern Bogotá» with coworking spaces, common laundry areas or large terraces, but with few parking spaces .

According to the aforementioned economic newspaper, they are intended for the population of young middle class professionals; that is, those whose income allows them to pay the down payment and acquire credit despite the high interest rates. In this sense, they can be studio apartments and are located mainly in stratum 4, more than in upper floors 5 and 6.

VIS Apartment Subsidies

According to ‘Metro Cuadrado’, these subsidies are aimed at households whose income does not exceed four current legal minimum wages and can apply to those who are affiliated with a compensation fund such as Compensar, Cafam, Colsubsidio or Comfama, and through the National Housing Fund and in the programs of the National Savings Fund.

Requirements

1. Have total income less than 4 SMMLV
2. Not owning a home in the national territory
3. Not having been beneficiaries of a subsidy granted by the National Government
4. Not having been beneficiaries under any title of interest rate hedges
5. Have an approved credit or an approval letter for a housing lease
