The rental subsidies offered by some family compensation funds are a lifesaver for many people in the midst of the difficult financial situation that eventualities such as the covid-19 pandemic leave in the country and the world.

Through the family compensation funds employees of both public and private companies in Colombia receive benefits granted by the national government and by the savings banks themselves.
One of them is the rental subsidy, which is intended for those who require extra money to pay part of the canon for their social interest or used homes.

However, there are some guidelines that must be followed in order to grant these rental subsidies. The value that is allocated to this item by the box is a maximum of 696,000 pesos or 0.6% of a minimum wage.
Likewise, this type of subsidy is granted for up to 24 months ($16,704,000), time that should allow a Colombian family to allocate that savings to the purchase of your own home. In this sense, the final value of the subsidy cannot exceed 90 percent of the monthly rental fee.
In some compensation funds, proof is required that this money is being saved by the family, and it can be supported by bank statements showing the amount saved.
Also, the home you want to buy must be a Social interest housing (VIS), if the beneficiary’s preference is a new house, and to access the subsidy the household income must not exceed two minimum wages.

Requirements
The requirements to apply as a recipient of a rental subsidy are the following:
-The solicitor must be affiliate to the family compensation fund where you want to request the subsidy, either as a contributing employee, pensioner (2% contribution), and as an independent with a 2% contribution (must coincide with social security contribution).
-Do not receive family income greater than 2 current legal monthly minimum wages (SMMLV); that is to say, a maximum income of $2,320,000 by 2023.
-None of the members of the applicant family group must be the owner or holder of a home at the national level.
-None of the members of the applicant family group must have been a beneficiary of a housing subsidy.
-The house for which the subsidy is requested must be free of embargoes and mortgages, and be habitable (have public services), in addition to not being located in a risk area.

To access these benefits, the compensation funds ask to make a online application (in most cases), where you must register and fill out the corresponding forms.
Other documents that compensation funds may request include:
–Work certificate original and/or digital, valid for no more than 60 days, of the member and all members of the family who work.
-Photocopy of the identification document of the owner of the property to which you want to grant the benefit of the subsidy, whether it is a natural or legal person.
-A document that demonstrates the negotiation or separation of a VIS, including the builder’s certification on the purchase, the separation, the contributions made before a trust or the copy of a promise of sale.
Once these documents are presented and the compensation fund verifies each one, the household is notified of the pre-assignment of the subsidy or the step to follow.
The term to file the reserve request and disbursement of the subsidy is six months. from the notification of pre-assignment, a process in which documents such as the certificate of freedom and tradition, copy of the property tax / and the lease contract are requested.
