The dynamics of home purchases continues to decline, it seems that inflation is already taking its toll on the housing portfolio after several years of record figures in the sector. Today, the National Administrative Department of Statistics (Dane), revealed the quarterly figures (with respect to the last three months of 2022) of housing financing where it evidenced a 37.3% annual drop in loans disbursed. In housing lease the decrease was 26.5%.

Between October and December, the different financial institutions disbursed $2.54 trillion pesos, 34.4% less than the previous quarter; in number of credits the figure fell 42.5%. In credits, $1.78 trillion were delivered and in housing leasing $761,263 million.
Regarding loans, the fall for the purchase of used housing is even greater, a figure that fell 45.9%, with $683,126 million, however, there was an 8% growth in respect of Social Interest Housing (VIS) with 8, additional 9% and $84.95 million in No Vis the figure fell by nearly half with respect to disbursements and won $598,169 million for Colombian families.

About new housing, the figures are completely negativeIn VIS, disbursements fell 19.1% ($475,325 million) and Non-VIS 37.1% ($627,998), which undoubtedly shows a slowdown in the interest in buying new and used housing.
In housing leasing, the most representative drop was in used housing, a figure that reached 30.5% with $397,634 million; however, this number remained relatively afloat thanks to the growth in disbursements from the VIS segment, which grew 115% with $4,133 millionOn the contrary, the Non-VIS segment decreased by 31% with $393,501.
